For agency owners

Years of work deserve a careful next step.

Whether you are planning succession, considering a sale or want to understand your options, we start with a private conversation, in confidence.

Jack Wilson

You’ll speak to Jack WilsonFounder & MD, All North Group

An agency is built one valuation, one landlord and one hire at a time. We understand that because we have done it ourselves, and we treat a sale with the same care.

All North Group was set up by people who have run an estate agency. We know what it takes to win instructions in a competitive town, keep good staff and stay on the right side of compliance.

That shapes how we approach every owner: straight answers, a clear process and no pressure to move faster than you want to.

Who we can help

Owners and agencies we may be a fit for.

If some of this sounds like you, it is worth a conversation. If it doesn’t, we’ll say so, and point you somewhere more useful if we can.

Owners who are

Planning to retire or step back in the next few years
Without an obvious internal successor
Wanting investment or support to grow further
Keen to see their team and name carry on

Agencies that have

An established sales and/or lettings business
A strong reputation in their town or area
A team that customers know and trust
A base in Derbyshire, South Yorkshire, Nottinghamshire, Staffordshire or Lincolnshire

Our acquisition approach

What we keep, and what we help improve.

We buy agencies because they already work. The aim is to protect what customers value and take on the work that holds the business back.

What we seek to preserve

Your name and local reputationOur approach is to keep the name customers recognise. What happens to your brand is agreed with you.
Your peopleWe aim to keep the team that built the relationships at the centre of the business.
Your customers’ experienceWe want landlords, vendors and tenants to keep dealing with the people they know.
How you work locallyLocal knowledge and judgement stay with the branch.

What we help improve

Processes and adminClear, consistent workflows that take avoidable work off the team.
Marketing and lead generationBetter property presentation and campaigns measured by results.
TechnologyTools that save time, introduced with training and human oversight.
Reporting and financeClear figures and centrally managed accounts.

Specific commitments on branding, staffing, deal structure and your own involvement are agreed with each owner and written into the terms of the deal.

The process

From first conversation to completion.

Every sale is different, but the steps are broadly the same. Here is how it typically runs. Timings and detail are agreed with each owner.

  1. 01

    A private conversation

An informal, confidential discussion with Jack about your plans and what you want for the business.

You’ll need: nothing but time for a call or coffee.
  2. 02

    Getting to know the business

We visit, meet you properly and learn how the agency runs day to day.

You’ll need: a broad overview, shared under a confidentiality agreement.
  3. 03

    An indicative proposal

A written outline of value, structure and what happens to the brand, people and your role.

You’ll need: summary accounts and key figures.
  4. 04

    Due diligence

Our advisers review the detail with yours. We keep this proportionate and explain each request.

You’ll need: financial, legal and compliance records.
  5. 05

    Completion

Contracts are signed and we agree together how and when your team and customers are told.

You’ll need: your solicitor and accountant.
  6. 06

    Support after completion

The joint plan begins. Central support is introduced in stages with regular reviews.

You’ll need: an open line with the group team.

After completion

The support that follows.

Joining the group is the start of the work, not the end of it. Support is introduced in stages, agreed with the local team.

A Plan

An agreed plan for the first year: priorities, timings and who is responsible for each change.

Central Support

Marketing, finance and systems support from the group, introduced where it helps first.

Clear Reporting

Regular figures on sales, lettings and costs, reviewed together so problems surface early.

Direct Access

A direct line to each main contact, rather than a central inbox.

Your Role, Agreed

Whether you stay involved, step back gradually or hand over fully is agreed with you up front.

Room to Grow

Access to new homes partnerships and group marketing that a single branch would find hard to fund.

From an owner who sold to ANG

“The business ethos of ANG appeared to be very compatible with that of Fidler Taylor.”

Read the written summaryHide the written summary +
Why did you decide to sell?Having reached the age where one tends to think about stepping back from work, we had been considering possible future options when we were approached by ANG and were happy to enter into discussions.
Why did you choose ANG?The business ethos of ANG appeared to be very compatible with that of Fidler Taylor Ltd. We were aware of Wilson Estate Agents who operate a similar business to our own and we felt that the future of Fidler Taylor would be well served by the combining and extension of the two and particularly, in the case of FT, improvements and advances in technology support and systems.
What was the process like?Negotiations, although robust (on both sides), were always amicable.
What happened to the people and business afterwards?Staff have embraced the change.

Questions and answers

What owners ask us first.

If your question isn’t here, ask it in the form below or call Jack on 01246 903447.

Yes. Every conversation starts privately, and we sign a confidentiality agreement before any detail is shared. Acquisition enquiries go to Jack, not to branch inboxes.

Our approach is to keep the names customers already trust. What happens to your brand is agreed with you and written into the terms.

We buy agencies for their people as much as their books. Our intention is to keep the team together. Any plans for staff are discussed openly with you during the process.

That depends on what you want. Some owners stay involved for a period; others step back sooner. Your role after a sale is discussed and agreed with you.

Each deal is different. We set out the proposed structure in writing in the indicative proposal, so you can review it with your advisers.

It varies with the size of the business and how quickly information is available. We give you a realistic timetable early on.
